Greenville NC Real Estate Market Update | July 2020

The Greenville NC real estate market continues to “Wow” and prove all records wrong. We currently only have 256 homes active in all of Pitt County, probably one of the lowest numbers I have seen in all my years working in the area. In July 252 homes sold in Pitt County and 279 were added to the market, which likely went pending as quickly as they were added. Currently, in all of Pitt 490 homes are pending. That’s huge and it spills right into the Greenville NC real estate market.

The Sellers Market Continues

Median days on market (DOM) is only 6 days, down from 9 this time last year. We are still in multiple offer scenarios, so always be ready to place your highest and best when the seller’s agent calls for that. With the number of homes being this low we would run completely out if nothing new was listed in 45 days! This is down from 65 days this time last year. Experts thought Covid would have slowed down the market, and yet our local market is getting tighter and more competitive. The median sale price in Pitt County is up to $194,000 when it was $169,000 last year! The median list price is also higher at $262,000, up from $200,000 the same time last year.

What’s Happening In Greenville Specifically?

Let’s look at Greenville and Winterville in separate scenarios. In Greenville, we saw that 132 homes sold this past month, while 160 were added onto the market. Currently, we have 113 active properties for sale and 280 are pending. The median list price for Greenville increased quite a bit to $267,000 from $189,000 last year. While the median sold price was only $183,000 up from $155,000 this time last year. Days on market are generally the same with it being 5 days.

Winterville Is Keeping The Pace

In Winterville, we had a whopping 78 sold last month! Only 83 new homes were added to the market and there’s currently only 70 available. Now 142 are currently pending so set to close in the next month or so. The median sale price is $216,000 up from $186,000 last year. Days on market are the same with Greenville at 5, so again always be ready to move when an offer comes in.

Not Everyone Gets To Partake

Seller’s continually rejoice in seeing these levels for the Greenville NC real estate market, however, this is a general statistic overall. These numbers also differ based on the price level of your property. For Example, if your house is on the higher end of the scale, above 350K you are not considered to be in a seller’s market like the rest of the general area. You can see in this chart that the number of sold homes dropped drastically for any of the homes over 350K.
